Im pretty sure they took my Move In Inspection form and threw it in the garbage… we turned it in over 3 weeks ago and no one fixed anything. The unit wasn’t cleaned at all for our move in and a lot of stuff was broken. The worst is our tub. The “garden style tub” is completely unusable since it’s had a giant crack and soft spot in it since they gave us the unit. Nothing to do with my unit but the pool has also been closed the entire time I’ve lived here and they blamed the residents wearing suntan lotion which was just hilarious. This place does not have permission to enter from me and should not enter when I’m not home as they are clearly incompetent and I don’t trust them at this point. Update- they’ve called me no less than 5 times to ask for the $13 small balance I owe (and will pay with my next rental installment) but didn’t call me once over the 3 weeks my tub went unaddressed until supposedly the vendor showed up, we weren’t home so he left 😂 The Leasing Consultant Melissa is great so work with her. The AM just told me if I don’t pay the $13 immediately she’s going to block my online payment access so I have to pay by money order?? Who is running this circus??

After having just moved in, I had some small issues with my apartment. The maintenance man, Jocinto, went ABOVE AND BEYOND with his service. Quick, very friendly, extremely kind. Everything was settled and taken care of within 24 hours. If you are on the fence about moving here with regards to maintenance, don’t worry because JOCINTO IS THE BEST 👍. Give this man a raise !!

Put the trash out last Saturday and it’s now Tuesday afternoon and the trash is still here. They’re charging tenants 30.00 a month for this service!! I can take out my own trash for free!!!

Quiet, parklike setting in a safe and clean part of town. I would have liked the option to decline garbage pickup at my front door, which was expensive and unnecessary, but larger families might appreciate the service. I did not use the pool, gym facility, or one of several patios with grills for entertaining, but these all seemed in good condition and only lightly used by other residents.

Called for an emergency work order since it is 83 degrees in my apartment. They tell me they won’t come out because it isn’t 85 degrees or higher outside. So for $1500 a month this place is a joke

My time at The Park at Southwood has been hands down my best rental experience. I moved out of town for work, but if I could take this apartment with me I would. The office staff have been nothing short of friendly, professional, and responsive. The maintenance crew are ON TOP of everything! They do a great job keeping the community clean DAILY and they have answered and fixed all of my maintenance inquiries within 24 hours--more often than not my inquiries were answered within an hour. My actual unit (1 bedroom The Camellia, 1st floor) was spacious and felt sturdy and well-built. I barely heard noises from my upstairs neighbors or my shared-wall neighbor. This place may not be brand new but the services, clean property, size of the unit, and good construction of the buildings far outweigh the benefits of any of the rushed "new build luxury" apartments (in my opinion). Other things: the dog park is a perfect size (my dog loved it), I always felt safe in the community--even when all the power in Tallahassee went out due to major storms, and other tenants in general that I interacted with were always neighborly. This place is worth your time.

The complex is clean, quiet, and well managed. Office Staff and Maintenance workers was always top notch!!

Pros: relatively quiet, feels safe, clean pool, outdoor grills/ tables, dog park, small playground-amenities that are hard to find elsewhere; staff and maintenance try their best but still feel like they are understaffed or don't have the resources to do what is needed to keep this place like what it was years ago Cons: aging; needs overhaul (appliances, outdoor appearance, signs >10 yrs old never been replaced and dirty roof, paint fading making place look dated/unkempt, rusted bikes sitting outside look like they've been there for many years), expensive for what you get; not "luxury" Lived here from 2013-2015, left and moved back in 2022 temporarily. When it was Alexan it was probably the best in Tallahassee. This time around, our unit was not immediately ready and were only told a few days before move in date. They refunded a partial amount, so that was good. Trash piles up outside the dumpster weekly (TINY dumpster for a large complex!); roaches were everywhere during summer. There are mandatory fees for everything-monthly bank withdrawal; trash "butler" fees (despite them not always coming as per their own schedule), parcel pending box fees, etc. Communication can improve-several times water was turned off with little or short warning; alarm checks go off with no notifications. Staff is competent and tries to be professional despite these things. Maintenance is friendly and tries to get things done quickly, but sometimes it doesn't happen if they're overwhelmed with requests. Decent enough now, but is not the same caliber of place it was 10 yrs ago. Not the best (not "luxury"), but not the worst.
