This place is truly a breath of fresh air! Beautifully landscaped, great area, the office staff is so welcoming and nice and maintenance is on top of their game! Shout out to Tabitha and JP! Not to mention how safe I feel here…as a single gal that’s always something I worry about but not here. Hardly any noise from your neighbors at all and same with dogs. I’m right on the main “road” which I was honestly nervous about but hardly any noise…Of course it’s not perfect every place has its issues but what complex doesn’t? And after 8 months I’m already ready to renew. 😎 So glad I found this place

I just moved into The Park at Southwood, but Tabitha has made my transition so smooth! She is professional, welcoming and incredibly sweet! The apartment complex is extremely clean and quiet. The few maintenance issues I encountered upon moving in JP has fixed them within the day. He is so friendly and willing to help. I have found everyone here very helpful and responsive. Excellent location and convenient to most everything I need.

I lived here for a year and it was my favorite place I lived at in Tallahassee and I would have renewed my lease if I didn't have to move out of town. Pros: The location is quiet and safe. While the area is farther away from many shops and restaurants, the area is very quiet. Southwood is an upper-middleclass neighborhood, so I felt safe walking and running in the area. The apartment itself is also quiet and has many families that live there. The pool is beautiful and is upkept. While it can get crowded on the weekends, it is a great place to hang out in the summer. Staff and maintenance are very nice and responsive. The office staff were very helpful during the move in and move out process. Maintenace orders are done usually the next day, and they leave a note if you are not home. Cons: While these weren't a deal breaker for me, they are worth mentioning. The walls are extremely thin. You will hear your neighbors beside and above you. While my neighbors were generally quiet, I was frequently hearing people going up the stairs at night since the bedrooms are on the outside wall. The gym is very small. It has a good amount of equipment, but no more than 4-5 people can work out in there comfortably at once. Peak hours like 5-7pm are nearly impossible to go to the gym. Fees are pretty high. You are required to pay a valet trash fee every month which was pretty high (I believe $35 a month) as well as a service fee with your water bill. The trash pick-up is not every day and they only pick up what you can fit in the provided trash can.

Our 3 bedroom apartment was spacious and nice. The grounds were beautiful and the pool was spectacular. All of our neighbors were kind and friendly. The maintenance crew was knowledgeable and friendly and the office staff were helpful and accomodating. We will miss living here but we bought a house and had to leave.

I lived at The Park at Southwood for a year, and loved every day of it. This complex is price fairly, and decently well-maintained. The parking situation is fantastic, the neighborhood is AMAZING (it's right next to the Florida Department of Revenue, so very quiet and professional during the daytime). I would give this place 5 stars, except they lose a star for their concierge trash service. Basically, The Park at Southwood charges a non-negotiable/non-refundable $30ish/month fee for a person to come to your door to take your trash downstairs to the dumpster. The only problem is that the company doesn't really actually come to their door except when they feel like it, and the fee is more or less a scam. But it's only $30/month in the grand scheme of things. So only saying this as an "FYI". Regardless, this complex gets my solid endorsement as a wonderful place to live and raise a family.

My partner and I have been living at the Park at Southwood for 10 months now and I have to give credit where credit is due. The maintenance team here is exceptional. Rob is the one I’ve seen the most and he fixes any problem in less than 10 minutes. The other guys come in a heartbeat when Rob’s unavailable which is awesome! Highly recommend this complex, I have never been treated to such a high standard in all my years of renting. The pool is our favorite amenity given the cleanliness and beautiful design of it. We love this place!!

He is an experienced person and knows how to fix a particular issue very well.Once Rob comes and repair that means the issue is solved. Quiet, parklike setting in a safe and clean part of town. I would have liked the option to decline garbage pickup at my front door, which was expensive and unnecessary, but larger families might appreciate the service. I did not use the pool, gym facility, or one of several patios with grills for entertaining, but these all seemed in good condition and only lightly used by other residents.

My time at The Park at Southwood has been hands down my best rental experience. I moved out of town for work, but if I could take this apartment with me I would. The office staff have been nothing short of friendly, professional, and responsive. The maintenance crew are ON TOP of everything! They do a great job keeping the community clean DAILY and they have answered and fixed all of my maintenance inquiries within 24 hours--more often than not my inquiries were answered within an hour. My actual unit (1 bedroom The Camellia, 1st floor) was spacious and felt sturdy and well-built. I barely heard noises from my upstairs neighbors or my shared-wall neighbor. This place may not be brand new but the services, clean property, size of the unit, and good construction of the buildings far outweigh the benefits of any of the rushed "new build luxury" apartments (in my opinion). Other things: the dog park is a perfect size (my dog loved it), I always felt safe in the community--even when all the power in Tallahassee went out due to major storms, and other tenants in general that I interacted with were always neighborly. This place is worth your time.

Pros: relatively quiet, feels safe, clean pool, outdoor grills/ tables, dog park, small playground-amenities that are hard to find elsewhere; staff and maintenance try their best but still feel like they are understaffed or don't have the resources to do what is needed to keep this place like what it was years ago Cons: aging; needs overhaul (appliances, outdoor appearance, signs >10 yrs old never been replaced and dirty roof, paint fading making place look dated/unkempt, rusted bikes sitting outside look like they've been there for many years), expensive for what you get; not "luxury" Lived here from 2013-2015, left and moved back in 2022 temporarily. When it was Alexan it was probably the best in Tallahassee. This time around, our unit was not immediately ready and were only told a few days before move in date. They refunded a partial amount, so that was good. Trash piles up outside the dumpster weekly (TINY dumpster for a large complex!); roaches were everywhere during summer. There are mandatory fees for everything-monthly bank withdrawal; trash "butler" fees (despite them not always coming as per their own schedule), parcel pending box fees, etc. Communication can improve-several times water was turned off with little or short warning; alarm checks go off with no notifications. Staff is competent and tries to be professional despite these things. Maintenance is friendly and tries to get things done quickly, but sometimes it doesn't happen if they're overwhelmed with requests. Decent enough now, but is not the same caliber of place it was 10 yrs ago. Not the best (not "luxury"), but not the worst.

2 YEAR UPDATE: My lease received a renewal offer of only $50 more a month. In this hot rental market, it is really encouraging to have a property management company that truly cares about the welfare of its tenants. Tabitha has been absolutely wonderful and attentive throughout my time at the Park at Southwood. I love living here, the front staff and maintenance team (Jacinto rocks!) are incredibly helpful and nice. I truly do recommend living here, it's miles above most apartment complexes in the area. When I moved in a couple years ago, the unit seemed to be roughed up by previous renters (I had to wait an extra day to move in and when I got there the toilets had to be chemically cleaned), but in general the place is very clean and well taken care of. Other renters are my main issue—for my first year here, they would pile up garbage outside a perfectly functioning garbage compressor just to avoid another 3 steps. Soooo many yappy small dogs that bark constantly, one even bit me once. The gym's wipes haven't been restocked in months so I wonder how sweaty all the equipment is getting. These are just small gripes that can't really be fixed by the complex.

My experience in trying to find an apartment in Florida could only be described as frustrating until I was lucky enough to get a call back from The Park at Southwood. I was about to connect with Wendy & she provided the utmost seamless and painless experience. There was not a question Wendy did not have the answer for and she was always prompt in her responses back to me as I was working through my application process. Additionally, operationally The Park at Southwood has everything buttoned up completely. Within one communication (email) after my approval and signing of my lease I had all of the directions I needed to set up my utilities, internet, mailbox etc. As someone who was juggling the logistics of moving across the country not only did this come as a surprise but was incredibly appreciated. After arriving recently and getting my keys I found my apartment in great condition and every other employee that I have at the pleasure of meeting thus far has been professional and courteous. 10/10 experience thus far & I am looking forward to my time here.

My girlfriend and I have stayed at The Park at Southwood for a little over two years while completing school. We liked living here mainly because it was a new place that was not student housing, it was relatively quiet, it has gas appliances, it was spacious, had hardwood flooring, and a big tub. A few things I didn't like what happened at the park: The garbage mountain due to resident abusing the recycling bin which they had to remove. They were supposed to clean the hallways but instead all they did was spray bleach and left it to smell for weeks. The neighbor upstairs stomped all the time for a small statured lady. If residents were having a conversation in the hallway, you'll hear it. The gym was not really adequate but it's a basic gym that's somewhat free. Renee has been an excellent property manager, Keith was always helpful with clarifying information, and Terry for being an awesome maintenance staff. There is a high turn over rate for leasing agents so its hard to remember the their names.

We've been here for a couple years and experienced the Park as the best apartment we've ever had. Rent is on the better side for what you'd expect for a nicer apartment, any time we've raised issues or complained management has taken reasonable action, maintenance has always responded promptly and resolved issues, when there have been things to negotiate they've always been willing to meet us halfway. The complainers about this apartment basically sound like entitled millennials, expecting more than their fair share, demanding special treatment, unable to compare their experience to the pros and cons of other real-world scenarios, so woke they are fast asleep. Hahahaha, its true. Yes, there is here and there some noise (not constant or wild), the amenities occasionally require repair (though management does so), personal items left out might get stolen (probably more the responsibility of the owner than the property). . . Just trying to tell future tenants that we've been here a fairly long time, would complain negatively if there was a good reason, this apartment and management is much better than others, and that if you look honestly at the basis of other negative reviews, you'll see that the nature of complaints may be more informative about the complainer than The Park Apartments. Oh well, we don't call this place Talla-Nasty for nothing!

Current resident as of 1/8/20. The Park at Southwood has been quite an enjoyable stay. The neighbor is mostly quiet, safe, and clean. The staff has been prompt in helping me on any issues that I have had (have not had to deal with maintenance, so no opinion on them.) The tour was a pleasant experience because I was able to see the actual room that I would be living in. The walls are very well insulated, helping keep utilities and noise down. The only complain that I have had so far is retrieving packages after business hours, but I believe that they are installing package lockers to deal with this. Overall, fantastic place to live and would recommend to anyone.

I'm loving The Park so much more now!! Just today, Saturday, may 12th, I started to get ready for dinner. 5pm and the lights went out of my bathroom and bedroom. Tried the breaker but it kept popping back off. After I checked all the other switches in the apartment which worked, I called The Park office... Which was closed. The on call automated service took my complaint and said a maintenance technician would be contacting me at my stated phone number. A call came in immediately. I explained the problem. He said he would be at my place within the hour. He arrived in 40 min. Checked everything and didn't quit when it wasn't an easy fix. Asked me a few more questions to make sure we didn't miss anything. After replacing outlets and rechecking them he had success. Almost two hours. Never got his name but he was kind and professional. Encouraged me to call again if any other problems. I give The Park two thumbs up and give five stars for the best apartment place to live. Thank you for wonderful service! And please give that nice man a raise!!

Renee and Dana and Keith are so genuine and understanding. I know they work for the company but it really feels that their hearts are for the residents. The maintenance staff is fast, friendly, and capable. Sure, the layout of the complex and the green certification are superior to other apartment complexes, but people are what really make a community, and they are awesome.

This is a wonderful community, beautifully kept and beautifully run. The staff are all prompt, courteous, and professional. They are very accommodating and friendly. I have lived in a lot of apartments, and this is the only one where it felt like home to me. Any problems I encountered were immediately fixed by the maintenance staff. When I was building a house and had to break my lease, the leasing staff were very understanding and helped me all they could, which I greatly appreciated. I would live here again and I would highly recommend this community to anyone and everyone. The community is smoke free, which is very nice, and dog friendly, which is extremely nice!
